Real Estate In Barrie

Investing in real estate is a big decision.  Therefore, people need to be certain that any city in which they are considering investing is a growing city so that their property will truly be an asset that increases in value.  Well, many cities in Canada are attractive to land investors, to be sure.  But, there is one city that more and more real estate professionals have been mentioning these days as one of the best Canadian cities in which to invest.  That city is Barrie.

Great Real Estate Ventures in Barrie

The Real Estate Investment Network (REIN), which is Canada’s premiere real estate education and research organization, named Barrie as second on its list of the top ten Ontario towns for real estate investment in 2008.  And, Barrie’s population is growing by leaps and bounds—it is one of the fastest-growing cities in all of Canada.

REIN isn’t the only organization to recommend investing in Barrie real estate, however.  The Financial Times has also found Barrie to be a top city for real estate ventures.  Every two years, the Financial Times holds competitions to determine the North American cities of the future; in other words, the cities with the brightest prospects for economic development, business expansion, and investment.  Barrie was determined to be in the top five small cities in North America in the Most Cost Effective category.  And remember, Barrie was competing against not only other Canadian cities, but United States cities as well—all of North America!  Clearly, Barrie real estate is a worthwhile investment.

Choosing Barrie Real Estate

It isn’t necessary to listen to other people’s recommendations, however.  Anyone can see for himself just how prosperous and vibrant the city of Barrie is by visiting the area.  Barrie is very close to the Greater Toronto area, but has a slower pace of life than the hustle and bustle of the big city of Toronto.  It is an ideal location for anyone who wants a quiet community life, but who also wants a quick route to the busy vitality of a large city.

Also, Barrie real estate is an excellent choice because it provides easy and convenient access to various highways—including 401 and 407 from the 400 as well as highways 90, 27, and 11.  These provide uncomplicated driving routes to the rest of Ontario.

But Barrie itself has a great deal to offer to citizens and visitors.  There are beaches for swimming, parks for walking or hiking, skiing, routes for biking and roller-blading, and more.  And, the entertainment and cultural attractions continue to grow with the city.

Real estate sales have been up in Barrie for the last few months.  In fact, this year overall has shown a marked increase in Barrie real estate investments.  And, the number of active listings is falling, indicating that more people are buying properties and holding onto them in this growing city.

Investing in any city is definitely a personal choice, one that takes time and thought to make.  With real estate in Barrie, though, a decision may be easy to make.

Barrie MLS listing tips

If you have hired a REALTOR to assist you in buying or selling a home, it is likely that you have heard him mention the Barrie MLS system. But you might not be aware of what, exactly, the MLS system is and how it works to your benefit. The MLS—or Multiple Listing Service—is actually quite a valuable system of real estate information that is only available to REALTORS.

What does the Barrie MLS do?
The MLS is a computerized system in which all REALTORS have entered the homes they have listed for sale. REALTORS all across Canada use MLS systems. Typically, though, it is usually REALTORS within the same district association (in this case, the Barrie and District Association of REALTORS, Inc.) which access the same database areas. This is because most of the time, a person moves from one home to another within the same district area—and, therefore, the Barrie MLS is used by the REALTOR hired by the person moving and the REALTOR hired by the person whose home the moving person buys.

The way in which the MLS works is actually rather simple. Each REALTOR always enters homes they have listed for sale. So, the Barrie MLS grows in that way. Then, when a REALTOR is hired by someone who wants to buy a home, that REALTOR searches the database based upon the terms of his client. Buyers are able to find the homes of their dreams much more easily, and sellers are able to sell their homes much more quickly—all because of the MLS database.

How does the Barrie MLS work for buyers?

For buyers, the Barrie MLS greatly simplifies the home hunting process. The buyer doesn’t have to hunt through the classified ads any longer or drive through neighborhoods look for “For Sale” signs. Instead, all he needs to do is come up with a list of features he wants in a home and give them to his REALTOR.

For instance, if the potential home-buyer wants a two bedroom home on the beach, the REALTOR will plug those criteria into the MLS. The system will send out results based upon those terms, and then the home buyer and REALTOR can decide whether to try viewing those homes or adding more search terms to narrow the search results. Using the MLS system makes looking for a home much easier.

How does the Barrie MLS help home sellers?

Home sellers greatly benefit from the MLS system. This is because they get to have their homes exposed to all of the REALTORS on the MLS system, rather than only the REALTORS that they have hired. Currently, there are over 700 REALTORS who belong to the Barrie MLS district—and thousands more who have access to the general MLS system throughout Canada. This means that a seller’s home is likely to get sold much more quickly than if the seller were trying to sell it on his own. Because of the MLS system, most home sellers can expect relatively quick sales of their homes.

Homes in Barrie

Real estate in Barrie is selling quite well these days; however, that doesn’t mean that every one of the homes in Barrie that is up for sale automatically sells as soon as it is listed. Home sellers who take it for granted that their home will quickly sell because of the real estate boom quickly find out that this isn’t the case. Instead, homeowners must work to make their homes stand out from the other homes for sale in Barrie. Here is a guide as to what homeowners can do to increase the both the curb appeal and the inside charm of a home.

Increasing Curb Appeal—Make the Home Stand Out Over Other Homes in Barrie

The exterior of a home is what home-buyers first see when coming to view a home. If the condition of the outside of the home is not in stellar shape, many home-buyers will become disinterested in the home before they even see the inside. So, here are some ways to boost the curb appeal of a home:
* Keep all litter picked up at all times, but also keep trash cans out of sight.
* Make sure that the house number is easy to read, even when it is dark outside.
* Touch up all outdoor paint.
* Keep the garage or car port tidy at all times; however, if there is a garage door, keep it closed whenever possible as this provides a neater look.
* Replace any cracked or broken windowpanes.
* Have a source of outdoor lighting to illuminate the home after sunset. This can be inexpensively done by purchasing a few solar-powered in-ground lights.
* Make sure that the eaves troughs and down spouts are in good repair.
* Keep the landscaping looking orderly. Mow regularly and weed the. Trim shrubbery as well.
* Place a few pots of flowers near the entryway or hang a few baskets of flowers from the eaves.

Enhance Interior Charm to Sell Homes in Barrie

Of course, the interior of a home is what is the most important to most home-buyers. Most of the people who will be viewing a home have already decided that it fits their criteria; therefore, it is up to the seller to really make the buyer feel that the home is ideal. Here are some ways to make a home feel warm and welcoming:
* Keep all floors and carpets clean and free of clutter and cords.
* Make sure that the inside of all closets and cupboards are neat and tidy.
* Polish the counters and appliances.
* Turn on lights in each room and have drapes or blinds open.
* Place live plants or flowers in various rooms.
* Clean and polish all mirrors, fixtures, and taps.
* Empty all garbage containers, or at least keep them free of malodorous trash.
* Repair all torn screens.
* Have the heat (and fireplace, if there is one) on if the weather is cold; if it is hot outside, make sure the air conditioning is on.
