Investing in real estate is a big decision.  Therefore, people need to be certain that any city in which they are considering investing is a growing city so that their property will truly be an asset that increases in value.  Well, many cities in Canada are attractive to land investors, to be sure.  But, there is one city that more and more real estate professionals have been mentioning these days as one of the best Canadian cities in which to invest.  That city is Barrie.

The Real Estate Investment Network (REIN), which is Canada’s premiere real estate education and research organization, named Barrie as second on its list of the top ten Ontario towns for real estate investment in 2008.  And, Barrie’s population is growing by leaps and bounds—it is one of the fastest-growing cities in all of Canada.

If you have hired a REALTOR to assist you in buying or selling a home, it is likely that you have heard him mention the Barrie MLS system. But you might not be aware of what, exactly, the MLS system is and how it works to your benefit. The MLS—or Multiple Listing Service—is actually quite a valuable system of real estate information that is only available to REALTORS.

What does the Barrie MLS do?
The MLS is a computerized system in which all REALTORS have entered the homes they have listed for sale. REALTORS all across Canada use MLS systems. Typically, though, it is usually REALTORS within the same district association (in this case, the Barrie and District Association of REALTORS, Inc.) which access the same database areas. This is because most of the time, a person moves from one home to another within the same district area—and, therefore, the Barrie MLS is used by the REALTOR hired by the person moving and the REALTOR hired by the person whose home the moving person buys.

The way in which the MLS works is actually rather simple. Each REALTOR always enters homes they have listed for sale. So, the Barrie MLS grows in that way. Then, when a REALTOR is hired by someone who wants to buy a home, that REALTOR searches the database based upon the terms of his client. Buyers are able to find the homes of their dreams much more easily, and sellers are able to sell their homes much more quickly—all because of the MLS database.

How does the Barrie MLS work for buyers?

For buyers, the Barrie MLS greatly simplifies the home hunting process. The buyer doesn’t have to hunt through the classified ads any longer or drive through neighborhoods look for “For Sale” signs. Instead, all he needs to do is come up with a list of features he wants in a home and give them to his REALTOR.

For instance, if the potential home-buyer wants a two bedroom home on the beach, the REALTOR will plug those criteria into the MLS. The system will send out results based upon those terms, and then the home buyer and REALTOR can decide whether to try viewing those homes or adding more search terms to narrow the search results. Using the MLS system makes looking for a home much easier.

How does the Barrie MLS help home sellers?

Home sellers greatly benefit from the MLS system. This is because they get to have their homes exposed to all of the REALTORS on the MLS system, rather than only the REALTORS that they have hired. Currently, there are over 700 REALTORS who belong to the Barrie MLS district—and thousands more who have access to the general MLS system throughout Canada. This means that a seller’s home is likely to get sold much more quickly than if the seller were trying to sell it on his own. Because of the MLS system, most home sellers can expect relatively quick sales of their homes.
